Little Canada Nanning Commission <br />28 April 1978 Page Three <br />Landscaping <br />While landscaping and screening of commercial property is generally desirable, <br />caution must be exercized with regard to obstruction of view on corner lots. To <br />avoid blocking the vision of traffic on either street, it is suggested that nothing <br />higher than 3 feet be allowed in a sight triangle 30 feet from either street right -of- <br />way line (shown in red on the attached site plan reduction). A detailed planting <br />and landscape plan should be submitted for review by the City. <br />RECOMMENDATION <br />The proposed Little Canada Professional Building appears to comply with the policies <br />and ordinances of Little Canada. Midwest Planning's suggestion to the Planning <br />Commission is a recommendation to the City Council to approve a building permit <br />contingent upon the following conditions: <br />1. The parcels included be resubdivided into one parcel. <br />2. Nothing higher than 3 feet be allowed in a sight triangle 30 feet from the <br />intersecting street rights -of -way. <br />3. The City should secure a performance bond to cover costs of site improvements <br />and landscaping. <br />4.
