Ryan Landscape Supply Company, Inc. <br />3151 Country Drive <br />St. Paul, Minnesota 55117 <br />RE: Little Canada - Ryan Industrial Park <br />urban planning • design • market research <br />2101 hennepin avenue south minneapoks <br />nwnesota 55405 (612) 871- 2661 <br />Dear Mr. Ryan: <br />In our capacity as planning consultants to the City of Little Canada, your plan for <br />the Ryan Industrial Park has been referred to our office for review. <br />The land use of industrial development appears satisfactory for the area in question. <br />Additionally, your proposed development conforms to the 1 -1 zoning which is applied <br />to the property. <br />With regard to your plat plan and illustrative site plan, we have encountered several <br />major problems. The following items are yet required for the plan to be considered a <br />preliminary plat: <br />1. Topography and drainage information <br />2. Grading plan <br />3. Water system layout <br />Additionally, we believe there to be a number of significant problems with several <br />of the development features which you propose or request. <br />1. You indicate that access would be provided by a private street. It is our <br />recommendation that the street be publicly dedicated. <br />2. The right-of -way width proposed is 60 feet. No indication is provided of the <br />width or type of surface. Such information should be provided, plus we would <br />recommend a wider than normal paved surface in view of anticipated truck traffic. <br />3. Several dead -end streets are proposed. We object to such development practice. <br />It should be demonstrated as to whether these streets can eventually be extended. <br />Additionally, whether temporary or permanent the dead -ends should be re- <br />designed as cul -de -sacs. <br />1? <br />
