We highly question the small size of the lots which are being proposed. <br />With setback requirements, plus making provision for off - street parking and <br />unloading many of the lots would appear extremely limited. In this regard, <br />Lot #4 is extremely small considering the NSP easement which takes up almost <br />one -half of the lot area. The Amoco easement may also create possible <br />access problems. We would suggest you provide a detailed layout of buildings, <br />dimensioned and sized on the lots, plus indicate provisions for off - street <br />parking and truck docking. <br />5. A blanket building permit was also made as part of your request. We assume <br />this refers to the required Planning Commission and City Council approval <br />and not the building inspector's permits. In any case, we would recommend <br />against such action by the City. Our position is based upon our concern for the <br />small lot sizes and the adequacy of these to accommodate setbacks, parking <br />and loading facilities. We believe it to be in the best interest of the City to <br />review each plan to insure proper development results. <br />Should you care to discuss any of the above items with us, please contact Mr. Brad <br />Nielsen or myself. We would recommend that you appear before the Planning Commission <br />on 4 May and present your plans, at least as a proposed concept of development.
