CITY OF LITTLE CANADA <br />ZONING AMENDMENTS AND CONDITIONAL (SPECIAL) USE PERMITS <br />TIME SCHEDULE AND REVIEW PROCESS <br />A. The applicant files a request with accompanying fee at least ten (10) days <br />prior to the next regular Planning Commission meeting at which the request <br />k to be considered. <br />B. Where appropriate, the City Clerk and appropriate staff will meet with <br />the applicant to discuss the request and related information. <br />C. The City Clerk forwards the request and supportive information to the <br />Planning Commission no later than seven (7) days prior to the meeting date <br />at which the matter is to be discussed. <br />D. The Planning Commission acknowledges filing and receipt of application; <br />begins preliminary review of the request and evaluates whether any technical <br />response or investigation is required from staff, other City bodies or state <br />and county agencies. When all required information is found to be provided, <br />the Commission shall establish a date for formal public hearing of the request. <br />E. If necessary, the staff and commissions, etc. mentioned above review the <br />request and forward a written recommendation back to the Planning Commission <br />at least seven (7) days prior to the public hearing. <br />F. The Planning Commission holds a public hearing (if all required information <br />has been submitted), evaluates the recommendations of the staff, commissions <br />and concerned agencies in conjunction with public comment. <br />G. A recomendation is required within ninety (90) days following the meeting <br />date at which the request was first considered. <br />H. The City Council reviews all written recommendations and carefully evaluates <br />the Planning Commission recommendations. The City Council holds a second <br />public hearing on zoning amendments and has the option of holding a public <br />hearing on conditional use permits. A decision for approval /denial is made if <br />all information necessary for a determination is available. <br />I. Should the Council's decision be a reversal of the Planning Commission recom- <br />mendation, the request shall be referred back to the Commission with an <br />explanation as to the basis for the Council's decision. The Commission will then <br />re- evaluate the matter at their next regular meeting. If appropriate, the <br />Commission will respond again to the Council on the request. <br />
