THIS AGREEMENT; Entered into this day of <br />197_ between Independent School District No. 623 through <br />its Board (hereinafter the "District ") as lessor and the City <br />of Little Canada through its Council (hereinafter the "City ") <br />as lessee. <br />WITNESSETH, That in consideration of the covenants herein <br />Contained, said District hereby leases to said City that cer- <br />tain land and premises comprising that part of the school site <br />owned by the District and located within the boundaries of the <br />City southeast of the intersection of Eli Road and Centerville <br />Road, and as designated on the attached site plan identified <br />as Exhibit A, subject to the following: <br />1. TERM -This lease shall be in effect for a period of <br />years from and after the _ day of <br />19 <br />2. OPTION TO RENEW -The City has the option to renew this <br />lease for a period of years under the same terms and <br />conditions by giving _ days written notice to the District <br />of its intention to do so. <br />The City in consideration of said lease, hereby covenants <br />as follows: <br />3. USE OF LEASEHOLD -Said land and premises as described <br />herein shall be used exclusively for Park and Recreation pur- <br />poses by the City, its successors and assigns. <br />4. CONDITION OF PREMISES -The City has examined and '.Knows <br />the condition of said leased land and premises, acknowledges <br />that it has received the same in good order and repair, and <br />that no representation as to the condition or state of repairs <br />thereof has been made by the District; and the City expressly <br />assumes the risk of all defects latent or apparent; and the <br />City agrees to repair, restore or replace, to the satisfaction <br />of the District any fixtures, equipment or machinery included <br />in said leasehold, which may hereafter be found injured, de- <br />fective, damaged or missing. <br />5. RESPONSIBILITY FOR DAMAGE TO PREMISES -The City assumes <br />responsibility for loss, damage, or injury to the leasehold <br />caused by its officers, employees, invitees or others while <br />entering, within or departing from the leasehold in <br />connection with the lessee's activities, or by its <br />
