MINUTES OF THE WORKSHOP MEETING <br />CITY COUNCIL <br />LITTLE CANADA, MINNESOTA <br />FEBRUARY 22, 2006 <br />Pursuant to due call and notice thereof a workshop meeting of the City <br />Council of Little Canada, Minnesota was convened on the 22nd day of <br />February, 2006 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Mayor Bill Blesener called the meeting to order at 6:00 p.m. and the <br />following members of the City Council were present at roll call: <br />CTI'Y COUNCIL: <br />Mayor <br />Council Member <br />Council Member <br />Council Member <br />Council Member <br />Mr. Bill Blesener <br />Mr. Jim LaValle <br />Mr. Rick Montour <br />Ms. Barb Allan <br />Mr. John Keis <br />ALSO PRESENT: <br />City Administrator Mr. Joel R. Hanson <br />Public Works Supt. Mr. Bill Dircks <br />City Clerk Ms. Kathy Glanzer <br />It was noted thaC the purpose of tonight's workshop meeting is to conduct <br />an information update session with the Council on a number of issues. <br />ECONOMIC Messrs. Mark Brill and Mike Hangge, McGough Construction, appeared <br />DEVELOP- before the Council and presented some redevelopment concepts for their <br />MENT property in the Woodlyn Avenue area as well as some of the adjacent <br />properties. Brill reviewed each of the four development concepts in detail, <br />McGOUGH noting that the first three concepts include the McGough, Donovan, and <br />Roseville Plumbing properties. The fourth concept extends the <br />redevelopment area all the way to South Owasso Blvd. Brill pointed out <br />that required ponding will be an issue in the redevelopment of this area. <br />Given these requirements, it may be difficult to get all the potential users <br />into the redevelopment area. <br />Blesener asked if McGough has contacted Donovan Construction and <br />Roseville Plumbing. Brill replied Chat they had, but have not contacted the <br />three properties along South Owasso Blvd. They also contacted the <br />owners of R & S Automotive to the north. Brill reported that the owners <br />contacted all indicated a willingness to listen and consider the <br />redevelopment proposal. <br />LaValle asked if Greg Deeb from Roseville Plumbing was agreeable to <br />selling his property. Brill stated that Deeb was willing to listen. Brill <br />pointed out that one of the concepts incorporates Roseville Plumbing as <br />
