PLANNING COMMISSION <br />VILLAGE OF LITTLE CANADA <br />4-10 LITTLE CANADA R :AO <br />Minutes G_ the regular meeting, <br />rlennincComission - of Little Canada <br />Au_,ust 5, 1976 <br />The regular meeting of the Plannin g Commission of the City of Little Canada <br />was held an the 5th day of August, 1976, at 8:00 P.M. at 515 Little Canada Rd <br />in said City. <br />The following members were present: Virginia Fisher, Margret Mitchell, <br />Peter Costa, Ralph Nardini, Earl Rossez, Gene Delonais, Jack Radford, <br />Gene Fasciana, Dick Boss III, Joseph Vitale Jr. <br />The Following ^.-tubers were absent: Dennis Ryan <br />The minutes of the July meeting were approved. <br />,,'EST PLAT The :vest Wind plat covers 25 acres, bounded by Arcade St. <br />DOUGLAS BAIRD and LaBore Rd. The 66 lots range from 10,000 sq. ft. to <br />30,000 sq. ft. No decision has been made concerning the <br />amount of land to be dedicated for a park. There will either <br />be individual wells or one big well which would be operated <br />by the City. Draining will be to the back of the property <br />and then down to the County ditch.There will be a tree per <br />lot and butimous road and curbing. <br />Mr. Runyon spoke about the drainage and the wells. <br />The estimated value of the homes is S50,000.00. No <br />decision has been made as to whether the homes will be <br />pre -cut or pre -slab. The Planning Commission requested <br />a plan of the homes for the development. <br />Jim Westlund spoke on behalf of his father, a contractor, <br />and the developer. He said that most of the homes will <br />be custom built, on lots of about 10,000 to 17,000 sq. ft. <br />The ditch running through the property should be tiled. <br />Drainage is one of the biggest problems. <br />Gene Delonais made a motion to accept the plot plan <br />as presented with the following reservations: <br />1. Location and size of the park. <br />2. Drainage and settling ponds. <br />3. Entire tiling of Ditch 7 within the property. <br />4. Comply with guide lines as submitted by the City <br />engineer. <br />5. Present the Planning Commission with plans of <br />the proposed homes. <br />0092 <br />
