DEDICATIONS FOR PUBLIC USE. In all subdivisions to be developed for residei ?tial, comdaercial, industrial or other uses, or as a planned development which includes res":dential, commercial and industrial Use: or any combination thereof, where the City Council deems appropriate, a reasonable portion of each proposed subdivision shall be dedicated to the public for public use as parks, iaygrounds, public open space, or storm u areas !hiding ea; er ponds, or, , at the option of the City, the subdivider shall contribute an equivalent. amount in cash based on the fair market value of the undeveloped land.- The City Council in determining the reasonable portion to be dedicated to the buh1 is may take into consideration the open space, park, recreational or comwon areas and facilities which the subdivider has provided for the exclusive use of the residents of the subdivision.
