DEDICATIONS FOR PUBLIC USE. In all subdivisions to be <br />developed for residei ?tial, comdaercial, industrial or other uses, or as a <br />planned development which includes res":dential, commercial and industrial <br />Use: or any combination thereof, where the City Council deems appropriate, <br />a reasonable portion of each proposed subdivision shall be dedicated to the <br />public for public use as parks, iaygrounds, public open space, or storm <br />u areas !hiding ea; er ponds, or, , at the option of the City, the subdivider <br />shall contribute an equivalent. amount in cash based on the fair market value <br />of the undeveloped land.- The City Council in determining the reasonable <br />portion to be dedicated to the buh1 is may take into consideration the open <br />space, park, recreational or comwon areas and facilities which the subdivider <br />has provided for the exclusive use of the residents of the subdivision.
