MINUTES <br />CITY COUNCIL <br />MARCH 27, 2013 <br />the Code maximum of 1,500 square feet of garage space. Jaede reported <br />that he would like to add an attached three -car garage to his house as well <br />as retain the existing three -car garage. Combining the existing garage and <br />the proposed garage results in 1,534 square feet of garage space. Jaede <br />noted that the existing garage is not large enough to accommodate a full <br />size SUV or his truck. It could be used for smaller vehicles or a boat or <br />other storage. Jaede indicated that he could change the new garage from <br />having three single- garage doors to one double door and a single to get <br />under the 1,500 square foot maximum, but he wanted to match the existing <br />garage which has three single doors. Jaede also noted that living space is <br />proposed above the garage, and reducing the garage size will have a <br />negative impact on the size of the two bedrooms proposed above the <br />garage. Keis asked the size of the bedrooms. Jaede reported that they are <br />proposed at 12 feet by 13 feet. <br />Jaede reported that currently his property exists as four lots and he is <br />working with the County to combine the property into one lot. The <br />property consists of 1.98 acres. Jaede indicated that the new garage view <br />from the street will not be overwhelming for this property, and noted street <br />view for the existing garage is a side view. <br />Keis pointed out that should the Council approve the Variance as <br />requested, it would have to approve similar Variance requests. Keis asked <br />what the justification was for this request. Jaede felt that the lot size <br />warranted the Variance being approved. Keis noted that there are other <br />large properties in the City for which property owners could make the <br />same argument. Jaede felt that given the size of his property his request <br />was not unreasonable. Keis asked if Jaede had asked his architect for <br />alternatives. Jaede replied that there are alternatives all of which <br />negatively impact the living space above. Montour stated that he was <br />disappointed that Jaede's architect did not review the City Codes prior to <br />drafting the plans. Jaede noted that the plans are only preliminary at this <br />point. <br />Keis stated that he hears what Jaede is requesting, and asked his reason for <br />the request other than this is the garage he wants. Keis pointed out that the <br />City has to have a basis for granting the Variance. Jaede replied that the <br />original garage cannot accommodate large vehicles. The new garage is a <br />basic three -car garage which cannot be shortened in width. He pointed out <br />that the depth proposed only provides him with three feet of extra room in <br />the front and in the back of vehicles. Keis stated that he understands, but <br />indicated there is no reason to justify granting the Variance. <br />Montour noted that the City established the 1,500 square foot garage <br />maximum a while ago, and noted there has to be ajustification for <br />4 <br />
