Hanson <br />www. ci.little -canad a. mn. us <br />MEMORANDUM <br />TO: Mayor Blesener & Members of the City Council <br />FROM: Joel Hanson, City Administrator <br />DATE: April 19, 2013 <br />RE: Donovan Construction Site — Continued Usage <br />Donovan Construction has requested permission to continue to use the site we purchased <br />from the to stage for a construction project they have in the metro area (they have moved <br />the facility to Ham Lake). They would like to use a building /restrooms and some outdoor <br />storage. They would pay for utilities, liability insurance for their operations, and a usage <br />fee of $3200. They may stay on the site to the end of the year. <br />I have told them I would present this to the City Council and that my only concern is we <br />do not want a rental situation that would jeopardize our ability to claim tax exempt status <br />for 2014. That application needs to be filed before June 30th• <br />We did allow Roseville Plumbing to stay on the property past our purchase and we have <br />agreements that could be modified to cover this situation. <br />We also have a request from Q3 to rent one of the buildings for a fabrication project that <br />should take a couple of months. (This would be within the June 30th deadline.) They <br />would also pay a rental fee and be responsible for liability insurance (City to be named as <br />an additional insured). We did not discuss the amount of the rental payment and I am <br />checking with Donovan to make sure this works for them. In this case, we would be <br />helping out a local business with a project and generating a few dollars of income. <br />If you think these are worthwhile options, staff would recommend you authorize rental <br />arrangements subject to review by the City Attorney. <br />
