Commercial or business buildings and structures for a use accessory <br />to the principal use, but such use shall not exceed thirty (30) <br />percent of the gross floor space of the principal use. <br />B. Off- street parking including semi -truck parking. <br />C. Off- street loading. <br />907.100. CONDITIONAL USES. <br />A. Open and outdoor storage as a principal or accessory use, provided <br />that: <br />1. The area is fenced and screened from view of neighboring <br />residential uses or if abutting an "R" District. <br />2. Storage is screened from view from the public right -of -way. <br />3. Storage area is grassed or surfaced to control dust. <br />4. All lighting shall be hooded and so directed that the light <br />source shall not be visible from the public right -of -way <br />or from neighboring residences. <br />5. Does not take up parking space as required for conformity of <br />this Ordinance. <br />6. The proposed action or use has been considered in relation to <br />the specific policies and provisions of and has been founded <br />to be consistent with the official City Comprehensive Land <br />Use Plan. <br />7. The proposed site is or will be compatible with present and <br />future land uses of the area. <br />8. The proposed use conforms with all performance standards of <br />the City. <br />9. The proposed use will not tend to or actually depreciate the <br />area in which it is proposed. <br />10. The proposed use can be accommodated with existing public services <br />and will not overburden the City's service capacity. <br />J8 <br />
