PRELIMINARY TO: Little Canada Planning Commission FROM: Dewey Johnson DATE: 30 January 1979 RE: Gopher Electronics Plan BACKGROUND urban planning • design • market research -( 416 east hennepin avenue minneapohs m nnesota 55414 (612)379 -4600 Gopher Electronics h proposing to build an office /warehouse facility at the southwest quadrant of Little Canada Road and 35E in Little Canada. The +2.7 acre site is proposed for a two story building with 17,200 square feet per floor. Total square footage in the building would be approximately 34,400. The current zoning for the site is B -2 which provides for the establishment of commercial and service activities. The total site area is shown at an estimated 117,359 square feet. The total number of parking spaces shown on the plan is 193, a ratio of 1 parking space for every 178 square feet of gross floor area. ISSUES AND ANALYSIS The proposed plan is very rough in nature and does not clearly address the exact site location, lot size, setbacks, screening, etc. Zoning Ordinance The Little Canada Zoning Ordinance sets forth specific requirements in regard to develop- ment in a B -2 District. The B -2 District is actually an ambiguous classification for this site because it is much more applicable to a General Business District. The Comprehensive Plan proposes a B -3 zoning, Highway Commercial, for this site. Setbacks and Lot Area It is roughly estimated from this plan that the proposed building and parking setbacks from Savage Lake is less than 50 feet. Little Canada currently has no shoreland ordinance. Setback standards from lakes fall under Rules and Regulations of the Department of Natural Resources relating to Municipal Shoreland Areas. Savage Lake is classified Natural Environment Waters (NE).
