MEMORANDUM <br />L. <br />PRELIMINARY <br />TO: Little Canada Planning Commission <br />FROM: Dewey Johnson <br />DATE: 30 January 1979 <br />RE: Gopher Electronics Plan <br />BACKGROUND <br />urban planning • design • market research <br />-( 416 east hennepin avenue minneapohs <br />m nnesota 55414 (612)379 -4600 <br />Gopher Electronics h proposing to build an office /warehouse facility at the southwest <br />quadrant of Little Canada Road and 35E in Little Canada. The +2.7 acre site is <br />proposed for a two story building with 17,200 square feet per floor. Total square footage <br />in the building would be approximately 34,400. <br />The current zoning for the site is B -2 which provides for the establishment of commercial <br />and service activities. <br />The total site area is shown at an estimated 117,359 square feet. The total number of <br />parking spaces shown on the plan is 193, a ratio of 1 parking space for every 178 square <br />feet of gross floor area. <br />ISSUES AND ANALYSIS <br />The proposed plan is very rough in nature and does not clearly address the exact site <br />location, lot size, setbacks, screening, etc. <br />Zoning Ordinance <br />The Little Canada Zoning Ordinance sets forth specific requirements in regard to develop- <br />ment in a B -2 District. The B -2 District is actually an ambiguous classification for this <br />site because it is much more applicable to a General Business District. The Comprehensive <br />Plan proposes a B -3 zoning, Highway Commercial, for this site. <br />Setbacks and Lot Area <br />It is roughly estimated from this plan that the proposed building and parking setbacks from <br />Savage Lake is less than 50 feet. Little Canada currently has no shoreland ordinance. <br />Setback standards from lakes fall under Rules and Regulations of the Department of Natural <br />Resources relating to Municipal Shoreland Areas. Savage Lake is classified Natural <br />Environment Waters (NE). The stipulations for this classification are as follows: <br />UUti i� <br />
