26 March 1980
3.
Page Two
"A detailed landscape plan should be provided showing adequate screening from
residentially zoned areas prior to issuance of occupancy permits, Further, the
City should require a performance bond for landscaping and other site improvements
to ensure that such are provided." A landscape plan has been submitted to the
City, however, it h considered inadequate in terms of specifications. Further, upon
preliminary review, the landscaping proposed does not provide what is considered
to be an adequate screen. Finally, no landscape bid was included with the plan
nor has there been a performonce bond given to the City. Since this was considered
to be acritical issue in the approval of the building, it is suggested that the occupancy
permit for Arcade Electric and any tenants be withheld until this requirement has been
satisfactorily complied with.
4. In Tight of the amount of area to be covered by impervious surface, the City
Engineer should review and comment as to site drainage." It is assumed that
this was covered at the time of approval by the City Council.
One final note concerns two storage buildings located in the southeast corner of the site.
These were never shown on the applicant's site plan, nor is there any record of building
permits having been issued for their construction. It should also be noted that their location
does not conform to the Zoning Ordinance setbacks for industrial uses abutting residential
property.
•
While no recommendation is included here pertaining to Mr. Dahl's request, it h recom-
mended that the above- mentioned issues be resolved prior to issuance of any occupancy
permit.
Mr. McCumber has been requested to appear before the Planning Commission on 1 April
to discuss these matters.
cc: Clayton Parks
Larry Squires
Edward McCumber
Larry Dahl
12
