Little Canada Planning Commission,
Mayor and City Council
7 February 1980
Page Three
5. While the existing Zoning Ordinance does not yet require curbing around
metal buildings, Mr. DeBace has provided for curbing around his building.
This is considered desirable in terms of maintenance and protection of the
building exterior.
6. Since the property in question is adjacent to other industrial property, land-
scaping k necessary only for aesthetics as opposed to screening. As such, the
landscaping which has been indicated on the Site Plan is considered adequate.
7. Drainage and Utilities. No information has been submitted to date for drainage
aril utilities. While the site appears to be relatively level, the City may wish
to refer the request to the City Engineer for his review and comment.
RECOMMENDATION
In light of the preceding analysis, it is suggested that the Planning Commission recommend
approval of the building permit and necessary side yard setback variance contingent upon
the following:
1. The applicant should submit for the City records, a copy of his permit from
NSP.
2. Drainage and utilities are favorably reviewed by the City Engineer.
cc: Joe Chlebeck
Clayton Parks
Don Carley
Larry Squires
10
