NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission, Mayor <br />and City Council <br />FROM: Brad Nielsen <br />7 February 1980 <br />P & R Investment Co. - Office Building Expansion <br />758.09 (80.01) <br />DATE: <br />RE: <br />FILE NO: <br />BACKGROUND <br />The applicant has requested a permit to expand an existing office building located <br />in the southwest corner of the intersection of County Road C and Park Street. The <br />property in question k currently zoned B -2, General Business. <br />ISSUES AND ANALYSIS <br />The Little Canada Zoning Ordinance requires building setbacks of 40 feet for front <br />yards and side yards abutting a street. The existing office building k located 30.8 <br />feet from the right -of -way of Park Street. As such, it must be considered a non- <br />conforming structure. Although the Ordinance does not allow expansion of non- <br />conforming uses, nonconforming structures are only limited in that they cannot be <br />expanded in a way which increases the nonconformity. <br />1. Parking has been provided based upon both the existing Zoning Ordinance <br />(shown in dotted lines) and the new Zoning Ordinance revision (shown in <br />solid lines). As previously discussed the past requirement (one space per <br />150 square feet) was considered too restrictive, and the City has since agreed <br />to require one space per 200 square feet of space.
