NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission, Mayor <br />and City Council <br />FROM: Brad Nielsen <br />DATE: 7 February 1980 <br />RE: DeBace, Robert - Industrial Building Permit <br />FILE NO.: 80.02 <br />BACKGROUND <br />Mr. DeBace has requested a permit to construct an industrial building on the east <br />side of Country Drive, just south of the Burlington Northern Railroad tracks (see <br />Site Location map attached). The property is approximately 23,000 square feet in <br />area and is zoned 1 -1, Light Industrial. The property is currently vacant. <br />Surrounding land uses are as follows: <br />North - <br />East - <br />South - <br />West - <br />Burlington Northern Railroad Tracks <br />1 -694 freeway <br />Mobile home sales and distribution business <br />Ryan Industrial Park across Country Drive <br />ISSUES AND ANALYSIS <br />1. NSP Easement. Northern States Power Company currently has a utility easement <br />over a large portion of the property in question. Mr. DeBace has contacted NSP <br />regarding using part of the property on their easement for his building and some <br />parking and loading. While they have not yet issued him a permit, they have <br />given him a letter indicating measures he will have to take in order to get a <br />permit from NSP. Basically, these measures include either provision of a <br />sprinkler system or increased fireproofing for the building.
