NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission, <br />Mayor and City Council <br />FROM: Brad Nielsen <br />DATE: 30 October 1980 <br />RE: Fireside Homes <br />FILE NO: 758.09 - 8002. <br />Vincent Douglas, Frank Rauch and Don Becker representing Fireside Homes, Inc., have <br />expressed interest in development of Lots 7 and 8, Auditor's Subdivision No. 43 (see <br />attached maps). They have proposed construction of townhouses at a density of slightly <br />higher than nine units per acre. This area of the community was the subject of con- <br />siderable discussion during the preparation of the Comprehensive Plan. Since the density <br />being suggested by Fireside Homes is quite a bit higher than that which has been indicated <br />in the Plan, it was felt that the developers should informally present their ideas to the <br />Planning Commission and City Council for City input prior to formulating extensive <br />plans for the property. <br />From a planning perspective, it is felt that the Council and Commission should, among <br />other things, keep the following Factors in mind when considering the proposal: <br />1. The property is currently zoned 8 -3 and P.U.D. (the P.U.D. is from the old <br />Zoning Ordinance). Getting this property developed as residential may provide <br />some justification for a slightly higher density. <br />2. Any development of the property should take into consideration the circulation <br />for the surrounding area (for instance, connection to Allan Avenue).
