MINUTES <br />Planning Commission <br />Jan. 8, 1987 <br />Krienke <br />Property <br />(Cont.) <br />Krienke also presented plans for additional parking at the clinic <br />site. Krienke pointed out that the property at the clinic site <br />slopes a great deal and he would like to make parking more convenient <br />for elderly customers. <br />Davison asked if additional landscaping would be necessary at the <br />clinic site. <br />The Planner replied that it may be necessary to change some of the <br />landscaping. <br />Krienke stated that the trees would remain and the view of the clinic <br />from County Road C would remain the same. <br />Krienke reported that he is hoping to get approval from the County <br />for another curb cut on County Road C so that the additional parking <br />proposed between the building and County Road C could enter by the <br />existing curb cut and exit a new curb cut farther to the east on <br />County Road C. <br />The Planner pointed out that under City Code 250 feet of frontage <br />would be necessary for two curb cuts. The Krienke clinic site has <br />about 160 feet of frontage on County Road C. <br />The Commission discussed the proposed parking lay -out. <br />DeLonais suggested that the parking between County Road C and the <br />clinic building could be changed so that four additional spaces <br />could be located in this area and utilize the existing curb cut. <br />The Planner questioned that the County would grant Krienke an additional <br />curb cut on County Road C. <br />Krienke suggested that he may be able to work out a shared driveway <br />easement with the property located to the east of the clinic site. <br />The Commission suggested that since Krienke is seeking concept approval <br />at this point, he work out the parking situation prior to action by <br />the Commission. <br />Mr. DeLonais recommended concept approval of the Dr. Krienke property <br />division to divide 20 feet of property from the site of his veterinarian <br />clinic and add this 20 feet to the property located immediately west <br />on the corner of Rice Street and County Road C. <br />Motion seconded by Davison. <br />Motion carried 5 - 0. <br />Page -2- <br />
