BACKGROUND <br />Mr. Oliver J. Becker has file application for variance and <br />subdivision affecting his property at 551 Allan Avenue. <br />Mr. Becker presently has a lot which is approximately 31,450 <br />square feet in area with a frontage on Allan Avenue of 185 <br />feet. Under normal circumstances this very large lot could <br />automatically receive subdivision approval. The division <br />of the lot in question is however complicated by the existing <br />house placement. If the newly created lot which is to the <br />west of the house is created to a standard minimum width <br />of 75 feet, the existing house will only be 5 feet rather <br />than the required 10 feet from the newly created lot line. <br />As a result of this situation, variance is first required <br />before the subdivision can be considered. <br />II. ISSUE ANALYSIS <br />Background on this property's development is relevant to <br />the present situation. At the time of the house construction <br />in 1972, Mr. Becker retained professional council due to <br />concerns related to the possible and planned improvement <br />of Allan Avenue..
