Minutes <br />Thunder <br />Bay Add. <br />Preliminary <br />Plat <br />MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />April 9, 1987 <br />Pursuant to due call and notice thereof a regular meeting of the <br />Planning Commission of the City of Little Canada, Minnesota was <br />held on the 9th day of April, 1987 in the Council Chambers of the <br />City Center located at 515 Little Canada Road in said City. <br />Chairman Peter Costa called the meeting to order at 7:30 P.M. <br />and the following members were present at roll call: <br />MEMBERS PRESENT: Peter Costa, Chairman <br />Bill Davison <br />Gene DeLonais <br />Art Herkenhoff <br />Thomas Perlinger <br />Sharon Timmons <br />Peggy Schweizer <br />ALSO PRESENT: Steve Grittman, City Planner <br />Kathleen Glanzer, Recording Secretary <br />There being no corrections to the minutes of the March 12, 1987 <br />Planning Commission meeting, Mr. Costa indicated that the minutes <br />will stand approved as read. <br />Mr. Don Valento appeared before the Commission requesting preliminary <br />plat approval of Thunder Bay Addition. <br />Valento reported that he has tried to negotiate with Mr. Rene <br />Melancon for the development of his property so that the Stcynske <br />property can also be developed. However, Mr. Melancon is not <br />interested in developing his property at this time. There is <br />not adequate frontage for the Stcynske and Hanson properties to <br />develop if Mr. Melancon does not develop. <br />Sharon Timmons pointed out that this property is similar to alot <br />of properties on LaBore Road in that it is too narrow to develop <br />on its own and requires the cooperation of the neighbors. Timmons <br />felt there was nothing the City could do in this instance until <br />the property owners are willing to develop. <br />The Planner agreed that Melancon is controling this portion of the <br />development, and that Stcynske and Hanson cannot develop until <br />Melancon is ready to develop. The Planner suggested that perhaps <br />the Thunder Bay Addition subdivision is premature at this point, <br />and suggested that perhaps a cul -de -sac should be run down from <br />the north and a road not forced between two lots on LaBore Road. <br />Mr. Valento pointed out that the City has indicated that the road <br />should go through to LaBore Road.
