Nr1074 JUL 7 1981 TO: Little Canada Planning Commission FROM: Michelle Hren DATE: 6 July 1987 RE: Little Canada - Midwest Mopar Sales & Service FILE N0: 758.09 - 87.43 CITY OF LITTLE CANADA BACKGROUND Mr. Steven Feig or Midwest Mopar Sales & Service has submitted an application for approval of a conditional use permit for part sales and auto repair service. The proposed location is 3175 Ryan Lane in Ryan Industrial Park. The property is zoned I -1, Light Industrial. See site location attachments. ANALYSIS CONDITIONAL USE The request is for retail sales of motor vehicle parts to occur within the I -1 District. Retail sales in this district are considered a conditional use pro- vided the sales use is limited to thirty (30) percent of the gross floor area of the principal use. The principal activity of this business is car repair. There will be no body work done at this site. As shown on the site plan, the proposed business is going into an existing 6,000 square foot building and will occupy the back portion of the structure which is 2,400 square feet in area. Currently, there is one other business in the front area of the building. Apparently trailers are made at this location. The retail sales part of the business is for the sale of Chrysler car parts. At present only the applicant will be employed at the premises although he does anticipate additional employees at a later date. The parking required for this business is eight (8) off - street parking spaces plus one (1) additional parking space for each two hundred (200) square feet of floor space over two thousand (2,000) square feet.
