Little Canada Planning Commission <br />July 6, 1987 <br />Page Two <br />provided for the entire building. The parking requirements must be brought up <br />to the parking code as outlined in section 903.050 of the Zoning Ordinance. <br />Presently, the surface area is gravel. According to the ordinance a condition <br />of the CUP is that the area is surfaced to control dust, we would suggest blacktop. <br />Also, a condition of the CUP is outlined in Zoning Ordinance Section 9O3,02O.G. <br />requiring landscaping on the property. <br />Upon site inspection of the property, staff has found excessive junk being stored <br />outside. This storage is in violation of Section 913.040 of the Zoning Code and <br />must be removed prior to approval of the CUP. The Ordinance specifies that outside <br />storage is a conditional use in this district and would require a separate <br />application for a conditional use permit. Please refer to attached photographs. <br />Finally, in 1983, the building was exempted from providing a sprinkler system in <br />accordance with the fire codes. At this time, with the addition of a new business <br />it is our opinion that a sprinkler system is required for this building. Attached <br />for reference is the 1983 resolution exempting this particular business from <br />providing a sprinkler system to meet the fire code which also includes the <br />reasons for the exemption. <br />RECOMMENDATION <br />Based on the above review, we recommend approval of the Conditional Use Permit <br />for retail sales of motor vehicle parts contingent upon the following: <br />1. The required parking spaces are provided in accordance with Section 903.050 <br />of the Zoning Ordinance. <br />2. The area must be surfaced to control dust, we would suggest blacktop. <br />3. The required landscaping of the property be completed in accordance with <br />Section 903.020, G. of the Zoning Ordinance. <br />4. The outside storage currently on the property be removed as it is in violation <br />of Section 913.040 of the Zoning Ordinance. <br />5.
