Please refer to the attach- <br />ments. The applicant is proposing to purchase this portion of lot 45 from Mr. <br />and Mrs. Raymond Lepsche. This transaction is contingent upon lot split approval <br />as shown on Attachment C, property deed. <br />The property is zoned R -1, Single Family and as shown on the location map, the pro- <br />perty is within the Shoreland District. The Shoreland District is super- imposed <br />upon all zoning districts as contained. The regulations and requirements imposed <br />by the Shoreland District shall be in addition to those established for districts <br />which jointly apply. Under the joint application of districts, the more restrictive <br />requirements shall apply. The property abuts the water, therefore the sewered- <br />abutting requirements of the Shoreland District apply. The lakes in the area <br />are classified General Development. <br />As the lot to be created is grossly substandard from area requirements a <br />variance for a nonconforming lot is also required. <br />SUBDIVISION <br />The lot that is proposed to be split is 600 square feet in area. The lot is approxi- <br />mately 40 feet in width; 20 feet will go to the applicant and 20 feet to the Lepsche's. <br />The applicant and the Lepsche's will each take half. <br />The minimum lot requirements are as follows: lot area above OHWM is 15,000 square <br />feet and the minimum lot width required is 75 feet. The existing lot is substandard <br />as the area is 600 square feet and the lot width is 40 feet. A lot split would <br />increase the substandard deficiency of this lot.
