MINUTES <br />Planning Commission <br />July 9, 1987 <br />St. John's <br />Credit Union <br />(Cont.) <br />Motion seconded by Mr. Perlinger. <br />Motion carried 7 - 0. <br />Steven Mr. Steven Feig appeared before the Council requesting approval of <br />Feig CUP a conditional use permit for part sales and auto repair service at <br />3175 Ryan Lane. Feig reported that he has reviewed the Planner's <br />report with regard to his proposal and noted that the square footage <br />of his proposed location is 1,920 square feet rather than 2,400 <br />square feet noted in the Planner's report. Feig reported that there <br />is an office in the building which he will not be leasing. Therefore, <br />since his building is under 2,000 square feet, he will not need the <br />extra parking spaces the Planner indicated he needed. <br />Feig also pointed out that since he is not the owner of the building, <br />he will have to confer with the owner on the recommendations of the <br />Planner to determine if he is willing to comply. <br />Timmons suggested that the conditional use permit could be approved <br />subject to compliance with the Planner's report. <br />Feig noted that there have been other renters in the building, and <br />since they have not needed conditional use permits, the City has not <br />made the same requirements it is now making of him. <br />The Planner noted that there are many violations in the park currently, <br />and these are being cataloged and the various property owners will be <br />contacted shortly. <br />Timmons asked if sprinklering the building was necessary. <br />The Planner replied that this is one requirement that he felt the <br />Building Inspector would lobby for extensively, and thought it unusual <br />that the building was not sprinklered previously. <br />Timmons noted that on October 26, 1983 this building was exempted <br />from the sprinklering requirement. Timmons asked if the exemption <br />would still apply. <br />The Planner stated that it would not, noting that the use of the <br />building is being changed. <br />Feig felt that the property owner may rent the building out to <br />another business that does not require a conditional use permit <br />in order to avoid meeting the Planner's recommendations. <br />The Planner stated that he believed the City could require the building <br />to be sprinklered, noting that there are now two principle uses in the <br />building, and therefore the grandfather clause would no longer apply. <br />Page 3 <br />
