The <br />expansion of the parcel, once rezoned, would require a conditional use permit for <br />office use, and a second conditional use permit for a combination of commercial <br />and residential uses. One of the requirements for a CUP is compliance with all <br />performance standards. So, a variance would be further required for relief from <br />this condition. <br />Finally, the propriety of granting an expansion on such a parcel would be ques- <br />tioned, as circulation, parking, open space and other issues inherent on a property of <br />this size would only be intensified.
