Little Canada Planning Commission <br />May 11, 1987 <br />Page Two <br />Streets and Alleys. As noted previously, a portion of Allan Avenue was vacated, there- <br />fore adding an additional 8 feet to lot 1, Block 2. There will be no changes as a result <br />of this lot split, to the street pattern as this area was platted many years ago. <br />As shown on the plat map the area does not offer alleys and as such, alley requirements <br />are not applicable to this request. <br />Easements. According to the zoning ordinance an easement for drainage and utilities <br />at least six (6) feet wide shall be provided along all lot lines. These easements <br />shall be subject to the review and approval of the City Engineer and City Attorney. <br />Park Land Dedication Fee. The proposed new lot will be subject to the Park Land <br />Dedication Fee to be determined by the City Park and Recreation Commission. <br />RECOMMENDATION <br />Based on the above review, our office recommends approval of the requested lot split <br />with the following provisions: <br />e A site plan survey be done and submitted to the City showing lot lines, easements, <br />and a 30 foot setback from existing house to the proposed lot line. <br />e Subject to the review and approval of the City Engineer and City Attorney. <br />• All other comments from staff. <br />• Subject to the Park Land Dedication Fee determined by the Park and Recreation <br />Commission. <br />CC: Joseph Chlebeck <br />John Palacio <br />Don Carley <br />Tom Sweeney <br />Pearl Hammer <br />Page 51 <br />
