Recent- <br />ly a portion of Allan Avenue was vacated and 8 feet of the right -of -way was <br />dedicated back to lot 1, the applicant's lot. The new streets in Little Canada are con- <br />structed with a 50 foot width, therefore the partial street vacation of 16 feet, 8 feet <br />went to either side. The area is zoned R -1, Single Family Residential District. <br />A site plan survey must be submitted to the City prior to the approval of this lot <br />split showing exact dimensions, easements, and setbacks from proposed and existing lot <br />lines. The applicant now has a lot width approximately 108 feet in width and 221.60 feet in <br />length or 23,932.8 square feet. <br />The proposed lot split will create a new lot fronting on Allan Avenue with approximate <br />dimensions of 108 feet by 100 feet or 10,800 square feet. The portion of the lot with <br />the applicant's house will be 108 feet by 121.60 feet or approximately 13,133 square <br />feet. The intention of the applicant is to make the new lot a buildable parcel, there- <br />fore this lot must meet the new standards for buildable lots. See Attachment A, sub- <br />division application and Attachment B, a portion of the plat map showing site location: <br />DESIGN STANDARDS <br />Blocks. The block length and block width will not be affected by this lot split as the <br />area has been platted and blocks established prior to this Tot split. The block length <br />had been reconfigured at the time of the street vacation where an additional 8 feet was <br />added to the block length. <br />Lots. The proposed lot split will create two new lots. The intention of the applicant <br />is to make the new lot a buildable parcel. There are two separate minimum lot area <br />requirements for this request. The standard or interior minimum lot area and corner <br />lot minimum area requirements. <br />The interior lot must have a minimum lot area of 10,000 square feet and a minimum lot <br />width of 75 feet. The proposed buildable area of the lot area has 10,800 square feet <br />which meets requirements and a lot width of 100 feet which also meets requirernents. <br />Corner lots for residential use shall have additional width to permit appropriate build- <br />ing setbacks from both streets as required by zoning ordinance. The corner lot where <br />the applicant's house is located requires 11,000 square feet in area and a lot width of <br />80 feet. This portion of the lot split has approximately 13,133 square feet which is <br />in excess of the requirement and a lot width of 108 feet. This also meets requirements. <br />As such, the lot design requirements outlined in the zoning ordinance have been niet. <br />Page 50 <br />Setbacks. The required front and rear setbacks are 30 feet. The site survey must show <br />the existing house and the 30 foot setback requirement. <br />
