MINUTES <br />Planning Commission <br />May 14, 1987 <br />Pearl <br />Hammer <br />Lot Split <br />Pearl Hammer, 2995 Greenbrier, appeared before the Commission <br />requesting approval to divide her present lot into two. The newly <br />created lot would front on Allan Avenue. Hammer reported that she <br />has adjusted the lot line from what was originally submitted, so <br />that the new lot would be 108 feet by 93 feet. <br />The Planner indicated that the proposed lot would meet Code <br />requirements, and noted that a park charge will be required <br />for the new lot, however, Mrs. Hammer should check with City <br />staff, as the charge may be required at the time a building permit <br />is issued for the new lot. <br />Timmons noted the existence of a shed on the property. The Commission <br />felt that the shed should be required to come down at the time a <br />building permit is issued for the new lot. <br />Mrs. Hammer noted that there is also a fence on the property, and <br />asked if the fence had to be removed. <br />The Planner noted that a fence is not considered a structure. <br />Herkenhoff recommended approval of the Pearl Hammer property division <br />to divide the property at 2995 Greenbrier into two, with the newly <br />created lot to be 108 feet by 93 feet subject to the recommendations <br />as contained in the Planner's report dated May 11, 1987 and with <br />the requirement that the existing shed on the property be removed <br />prior to issuance of a building permit for the newly created lot. <br />Motion seconded by Timmons. <br />Motion carried 6 - 0. <br />Kaiser- Mr. Bill Schorn, representing Kaiserschorn Custom Homes, appeared <br />schorn before the Commission requesting the resubdivision of 12 25 -foot <br />Homes lots on Sylvan into 4 lots. The existing lots are Lots 12 through <br />Re- Subdivision 24, which would be combined to create three lots 75 -foot wide <br />and one lot 100 -foot wide. <br />Davison asked if fill would be required on the lots. <br />Schorn replied that the lots are currently above street grade. <br />Shorn also reported that they plan to construct single- family homes <br />on these lots. <br />Herkenhoff recommended approval of the resubdivision of Lots 12 <br />through 24 on Sylvan Street as presented by Kaiserschorn Custom <br />Homes subject to the review of the City Engineer and City Attorney <br />and the appropriate park charge being paid as deemed necessary by <br />the Park Commission. <br />Motion seconded by Mr. Cost <br />Motion carried 6 - 0.
