Service and loading areas are provided in accordance with this report. <br />• This has been accomplished, as noted above. <br />3. Refuse container is provided. <br />o The new site plan has made this provision. <br />4. Circulation is revised to eliminate the northernmost curb cut. <br />o As noted, this was done, in addition to moving the first Rice Street curb cut <br />further north. <br />5. Documentation of an access easement from Dr. Kreinke is provided. <br />o This has yet to be accomplished. <br />6. Grading and drainage plans are provided and approved. <br />• These plans have been provided. Further comment with regard to acceptability should <br />be provided by the City Engineer. <br />7. Landscape, fence, and screening plans are provided and approved. <br />is Landscape plans have been submitted. The only required screening is of the dumpsters <br />which is accomplished by a row of spruce trees. The plan is acceptable in its current <br />form with two exceptions. First, the clusters of Honeysuckle along the Rice Street <br />frontage should be relocated off of the public right -of -way. Second, the plan should <br />designate a "limits of construction" line. It is assumed that the entire site will <br />not be sodded, and the location of the landscape limits should be identified. In <br />addition, an estimate and security will be required prior to building permit approval. <br />8. A registered land survey in the form of a final plat is required. <br />• It is our understanding that such a survey is being prepared. <br />9. A PUD phasing plan is provided. <br />• This plan is included as Exhibit E to this report. <br />10. A signage plan is provided and approved. <br />o The sign plan has not yet been submitted.
