Refuse container is provided. o The new site plan has made this provision. 4. Circulation is revised to eliminate the northernmost curb cut. o As noted, this was done, in addition to moving the first Rice Street curb cut further north. 5. Documentation of an access easement from Dr. Kreinke is provided. o This has yet to be accomplished. 6. Grading and drainage plans are provided and approved. • These plans have been provided. Further comment with regard to acceptability should be provided by the City Engineer. 7. Landscape, fence, and screening plans are provided and approved. is Landscape plans have been submitted. The only required screening is of the dumpsters which is accomplished by a row of spruce trees. The plan is acceptable in its current form with two exceptions. First, the clusters of Honeysuckle along the Rice Street frontage should be relocated off of the public right -of -way. Second, the plan should designate a "limits of construction" line. It is assumed that the entire site will not be sodded, and the location of the landscape limits should be identified. In addition, an estimate and security will be required prior to building permit approval. 8. A registered land survey in the form of a final plat is required. • It is our understanding that such a survey is being prepared. 9. A PUD phasing plan is provided. • This plan is included as Exhibit E to this report. 10. A signage plan is provided and approved. o The sign plan has not yet been submitted.
