Orr has submitted an application for a subdivision of the lot located <br />on Gervais Lake as shown on the attachments. The applicant is intending to build <br />a single family home on Tract A. The property is currently vacant and zoned R -1, <br />Single Family Residential. Said property is also located within the Shoreland <br />District. The regulations and requirements imposed by the Shoreland District <br />shall be in addition to those established for the zoning district. Under the <br />joint application of districts, the more restrictive requirements shall apply. <br />ANALYSIS <br />The proposed lot split will create two lots, one being an 18,300 square foot lot <br />(Tract A) and the second a 42,200 square foot lot (Tract B). As proposed, both <br />tracts A and B meet the minimum lot area requirement of 15,000 square feet. How- <br />ever, the required lot width of 75 feet is met by Tract A but not by Tract B. <br />In addition, the proposed site plan includes a 50 foot wide street in the northwest <br />corner for access to Tract B. As the plan is proposed the 50 foot dead ending <br />street does not adequately allow for a 75 foot lot width as required. If this <br />area was not dedicated as a street, the frontage would be 73.64 feet which is still <br />short of the width requirement and a variance would have to be granted to accom- <br />modate the requirements. <br />The proposed street dead ends at Tract B. The subdivision Ordinance Section 1006. <br />030.b. states that dead end streets are prohibited, but cul -de -sacs are permitted <br />provided they have a radius of at least 60 feet.
