PLANNING REPORT <br />northwest Essoc red consultants, inc. <br />T0: Little Canada Planning Commission <br />FROM: Michelle Hren /Stephen Grittman <br />DATE: 5 October 1987 <br />RE: Anderson Rear Yard Garage Variance <br />FILE NO: 758.09 - 87.58 <br />r,.-(: <br />i p r�� <br />OCT 6 1931 <br />CITY OF <br />LITTLE CANADA <br />BACKGROUND <br />Paul and Evelyn Anderson of 3020 Rice Street, Mobile Home Court have submitted <br />an application for approval of a variance to construct a garage within the rear - <br />yard setback requirement. The property backs up to the Minneapolis and St. Paul <br />Sault Ste. Marie Railroad Property. The property is zoned I -1, Light Industrial <br />which makes the Mobile Home Park a non - conforming Park, however, the R -4, Mobile <br />Home District standards are applied in this case. Please refer to the attach- <br />ments. <br />ISSUES AND ANALYSIS <br />The zoning ordinance outlines accessory buildings in Section 903.020 Subdivision <br />D where is states that accessory building shall not exceed 15 feet in height and <br />shall be six (6) feet or more from any other building or structure on the same lot <br />and may encroach into the rear yard but shall not be closer than ten (10) feet to <br />a rear yard or side yard lot line. As shown on the site plan the applicant is re- <br />questing to locate the garage in the rear yard located one (1) foot on the north <br />end and eight (8) feet on the south end from the rear lot line. The applicant is <br />requesting a nine (9) foot variance and a two (2) foot variance from the rear lot <br />line. The porposed garage is 6 feet from the principal structure and 15 feet from <br />the side yard setback. The applicant is intending to store items such as a lawn <br />mower and snowblower in the garage. <br />The applicant has obtained a statement from the Soo Line Railroad Company stating <br />that they have no objection regarding the encroachment of their property for this <br />garage. Section 922.010 Subdivision C outlines the conditions for a variance ap- <br />proval where it states that a variance is justified in order to make reasonable <br />use of the land structure or building, and that the variance is the minimum variance. <br />Page 36 <br />4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (612) 925 -9420 <br />
