MINUTES OF THE WORKSHOP MEETING <br />CITY COUNCIL <br />LITTLE CANADA, MINNESOTA <br />JULY 26, 2006 <br />Pursuant to due call and notice thereof a workshop meeting of the City <br />Council of Little Canada, Minnesota was convened on the 26°i day of July, <br />2006 in the Council Chambers of the City Center located at 515 Little <br />Canada Road in said City. <br />Mayor Bill Blesener called the meeting to order at 6:00 p.m. and the <br />following members of the City Council were present at roll call: <br />CITY COUNCIL: <br />Mayor <br />Council Member <br />Council Member <br />Council Member <br />Council Member <br />Mr. Bill Blesener <br />Mr. Jim LaValle <br />Mr. Rick Montour <br />Ms. Barb Allan <br />Mr. John Keis <br />ALSO PRESENT <br />City Administrator Mr. Joel R. Hanson <br />City Clerk Ms. Kathy Glanzer <br />REDEVELOP- The purpose of tonight's workshop meeting is to review potential <br />MENT redevelopment projects within the City of Little Canada. <br />INITIATIVES <br />The City Administrator reviewed his report dated July 21, 2006 relative to <br />the various potential redevelopment projects within the City. The first <br />McGOUGH potential project reviewed was the McGough Site in the Woodlyn and <br />PROPERTY South Owasso area. The Administrator reported that he discussed the <br />status of this site with Mark Brill, McGough Construction. Brill informed <br />him that Roseville Plumbing is willing to sell their parcel for $1.5 million. <br />Brill estimates its value at $600,000 to $700,000. The Administrator <br />reported that without the Roseville Plumbing site, the redevelopment <br />project could not extend to the south. The Administrator reported that <br />McGough had pursued purchase agreements for property to the north; <br />however, given the elevations of the McGough site are lower than the <br />surrounding area, Tom McGough has indicated that he does not want to <br />develop a building that would be in a hole. The Administrator reported <br />that, as a result, McGough Construction has determined that they wil] <br />continue to use their site for outdoor storage as they have been. <br />Keis noted the City's ability to use eminent domain to acquire the property <br />for a public works garage. The City Administrator suggested that with the <br />new eminent domain law changes, the property would be very costly given <br />that McGough would have to be compensated for the cost of a comparable <br />piece of property that would be used for outdoor storage without a <br />principal building. <br />
