PROPOSED VINCENT WAREHOUSE EXPANSION <br />Vincent Brass & Aluminum Company would like to expand their warehouse at <br />3205 Spruce Street, Little Canada, from its current 49985 sq. ft. to <br />183843 sq. ft. <br />In order to do that the 2 parcels owned by Vincent Brass & Aluminum Company <br />would have to be replotted to be one parcel. Additionally, two variances would <br />need to be granted: <br />1) 903.060 G. 1. OFF STREET LOADING <br />The ordianance requires one loading berth for each 10,000 sq. ft. of floor <br />area. Due to the special warehousing use of this building, namely metal <br />storage, that many loading berths would never be needed. In order to <br />make reasonable use of the building, 11 loading berths would be enough. <br />2) 914.050 C.2.a. LOT REQUIREMENT AND SET -BACKS <br />A set -back of 7'4" on part of the East side rather than the specified 15' <br />is requested. A hardship exists due to the shape of the property. <br />The current building consists of 3 areas or bays that are approximately 63' <br />wide and 264' long. The center bay has a crane in it. The new building <br />would have to line up with the center bay of the current building so the <br />crane rails would line up. This is necessary so material can be received <br />at one end and shipped at the other. This, of course, minimizes traffic <br />problems and is necessary to make reasonable use of the building. <br />The current owner of the property at 3245 Country Drive has been contacted <br />about selling all or part of his property. He was not receptive to selling <br />part or all of this property. He did state that he has no objections to Vincent <br />Brass being granted a variance for less set back. There would be 30' between <br />the building at 3245 Country Drive and the proposed Vincent Brass & Aluminum Co. <br />building. <br />No variance request would be made in regard to the parking space requirements. <br />It would be demonstrated that the required parking spaces could be provided. It <br />would be requested that not all the parking spaces be striped in as these many <br />spaces would never be required. If parking was ever a problem the additional <br />parking spaces would be marked if Vincent Brass & Aluminum Co. was requested to <br />do so. <br />25 <br />
