MINNESOTA 55435 <br />TELEPHONE (AREA 612) 920 -0655 <br />We have reviewed the proposed changes to lot lines for property adjacent <br />to Gervais Creek. Assuming that the lots will he subdivided and not replatted, <br />formal District approval is not required. However, the conditions of the <br />November 5, 1979 letter would still be in effect: <br />1. Minimum floor elevations of any building to he constructed on Lots <br />5, 6, 7, and 8 of Blomquist's Lakeside Division are to be 1 foot <br />above the centerline elevation of Keller Parkway adjacent to each <br />of the respective lots. <br />2. Side slopes on the county ditch which passes through this addition <br />shall be no steeper than 1 foot vertical rise and 4 feet horizontal <br />distance. <br />3. Fill on Lots 6, 7, and 8 shall not extend farther west than the east <br />100 feet of each respective lot; the east line being the west right - <br />of -way line of Keller Parkway. <br />4. That portion of Lots 6, 7, and 8 which lies west of the east 100 <br />feet of said lots must he dedicated to the City of Little Canada <br />for drainage and utility easements. <br />If the lots are to be replatted, the plat shall clearly state the building <br />limitations and should clearly show the necessary set -backs and easements to <br />accomplish the above. Under the rules and regulations of the District, proposed <br />replats must be submitted to the Board for approval. The Board could consider <br />a proposed plat at their August 6, 1981 meeting. <br />Please contact us if you have any questions regarding the requirements of <br />the District.
