PLANNED UNIT DEVELOPMENT AGREEMENT <br />Planned Unit Development Agreement made this _ day of , 1981, <br />between the CITY OF LITTLE CANADA, hereinafter called "the City ", and ST. JUDE <br />MEDICAL, INC., hereinafter called "Owner ". <br />LEGAL DESCRIPTION: <br />ZONING: PUD <br />PERMITTED USES: <br />Limited fabrication and assembly of medical devices. This does not <br />include processing of raw materials such as metals, plastics or mineral <br />compounds. <br />All permitted uses shall be subject to the following special conditions <br />and restrictions. <br />GENERAL: <br />1. All construction shall be in compliance with all applicable codes and <br />ordinances of the City except as modified herein. <br />2. Approval is hereby granted for a Development Plan and Final Plan of <br />Phase I only. Phases II and III are approved in concept only and will require <br />City Approval at the appropriate time. <br />3. Grading and building permits shall be contingent upon: <br />A. Satisfactory arrangements being made for utility service. <br />B. Questions relating to ecology, preservation of low —wet <br />area and the like have been resolved through discussion <br />with the State Department of Natural Resources and others, <br />and obtaining necessary permits. <br />C. Drainage and ponding on adjacent land is properly <br />coordinated with the PUD development. <br />D. A grading plan being submitted in sufficient detail to <br />provide an adequate basis for evaluation by the City <br />Engineer and action by the City Council. The plan must <br />include provisions for dust and erosion controls. <br />05 <br />
