E. Final plans being approved by the City. <br />F. Detailed plans being approved by the City showing building <br />elevations, floor plans, landscaping and similar details. <br />4. The applicant may develop the PUD in stages in accordance with the <br />general plan of development attached hereto as Exhibit "A ". <br />5. Effect of Minimum Area Requirements on Conveyed Lots or Building <br />Sites. In the event of any real property in the approved PUD permit is conveyed <br />in total or in part, the buyers thereof shall be bound by the provisions of the <br />PUD permit and the General Development Plan constituting a part thereof; provided, <br />however, that nothing herein shall be construed to create non - conforming lots, <br />building sites, buildings or uses by virtue of any such conveyance of a lot, <br />building, building site or part of the development created pursuant to and in <br />conformance with the PUD permit. Subsequent structural additions or alterations <br />may be made provided the provisions of the PUD permit, this and other applicable <br />ordinances are adhered to. No subsequent subdivision shall be allowed without <br />City Council approval. <br />6. More detailed and complete site and building plans may be required <br />from time -to -time as development proceeds within the project area in accordance <br />with the approved stage development program. <br />7. Any requests for major deviation from the approved plans may require a <br />public hearing and consideration by the City. - <br />8. Where there are particular difficulties or unnecesary hardships <br />resulting from the application of the strict letter of the conditions of this <br />Permit, an appeal may be made and a variance may be granted as provided for in the <br />Code of Ordinances of the City. <br />9. The conditions of this Permit are applied to the land and shall not be <br />affected or altered by any subsequent sales, lease, rental or any other change in <br />ownership or tenant status except as may be modified herein. <br />10. The applicant shall promptly pay all consultant and legal fees <br />incurred by the City in conjunction.with the PUD approval, monitoring, inspection <br />and enforcement. If the bills are not paid within thirty (30) days after receipt <br />by the applicant, the City may halt all development work and may refuse to further <br />process the PUD. <br />REQUIRED COMPONENT DETAILS: <br />A.
