Hughes Construction Company <br />FILE NO: 758.09 (81 .13) <br />BACKGROUND <br />On 4 March of this year, the City Council rezoned property owned by Mr. Rocky <br />Waite on Ruth Street from R -3 to R -2. Simultaneously, Concept Stage approval was <br />given for a planned unit development (P.U.D.) conditional use permit allowing three <br />fourplex dwellings and two two - family dwellings to be constructed on the property. <br />This approval was granted with the understanding that specific site plans would be <br />submitted by the developer for review and approval by the City (for further background <br />see NAC staff reports re: Waite, Rockne - Ruth Street Development, dated 9 February <br />and 11 February 1981). <br />Mr. Gene Hughes of E.T. Hughes Construction has now submitted plans for the proposed <br />structures and has requested approval of building permits at this time. <br />ISSUES AND ANALYSIS <br />Mr. Hughes originally submitted a plan slightly different than that which is now included <br />as Exhibit A. In that plan a number of items were noted which were not in conformance <br />with current zoning requirements. Based upon a meeting between the applicant and our- <br />selves, he agreed to make necessary changes to bring his plans into conformance with <br />Little Canada standards. Exhibit A is the result of those changes. The following are <br />comments and suggestions based on the plans submitted. <br />A. Site Plan.
