PLANNING COMMISSION <br />Minutes of the Regular Meeting <br />Planning Commission - City of Little Canada <br />Sept. 3, 1981 <br />The regular meeting of the Planning Commission of the City of Little <br />Canada was held on the 3rd day of Sept., 1981 at 7:35 p.m. at 515 <br />Little Canada Rd. in said city. <br />The following members were present: Peter Costa, Eugene DeLonais, <br />Sharon Timmons, Roy French, Myers Frattalone, LeRoy LeMay, Jim Steele, <br />Joe Vitale. <br />Absent: Tom DuCharme <br />Also present: Brad Nielsen, Northwest Associated Consultants. <br />Minutes approved as read from last meeting. <br />DOROTHY AUGER <br />PROPERTY DIVISION Driveway to her home is on adjoining lot. She wants to <br />split the driveway off of a smaller lot and adjoin it to <br />larger lot. New smaller lot will be 17,805 sq. ft. <br />Motion made by Eugene DeLonais to recommend approval <br />of property division for Mrs. Auger. <br />Seconded by Sharon Timmons. <br />Motion carried 7 -0. <br />REVISION OF <br />HOLZSCHUH PLAT <br />Bill Bartels (Realty World Midway Realty) appeared with <br />a copy of new plat drawing for Hulzschuh plat. <br />Brad Nielsen - lots to the east were shortened so that <br />lots east of the development could later by developed. <br />Allen Ave. now deadends at Greenbrier to the east. <br />Brad Nielsen stated that the Holzschuh plat is roughly <br />outlined as follows: The area bounded by LaBore on the <br />south, Co Rd D on the North, Payne Ave. on the west and <br />a row of lots that front on Greenbrier on the east side. <br />The city has had requests by several owners as to how to <br />develop the area. The Holzschuh lots would all front on <br />Payne Ave. <br />If Holzschchs were to use all their land, it would leave <br />Mr. Newman with an unbuildable piece of property. The <br />Holzschuhs have changed the depths of the lots to 114' and <br />made the lots wider so they still come out to 10,000 sq.ft. <br />The Planners modified the Engineers road plan to address <br />some of the problems they saw, in regard to the NSP easement <br />and the amount of roads which will run from "D" to LaBore. <br />The Planners suggested to Mr. Holzschuh that he include <br />Allen Ave. on his plan just in case it is needed as a <br />way to get into the area -not necessarily as an indication <br />that Allen Ave. be extended all the way through to <br />Greenbrier. <br />Brad presented the modified plan that the planners propose. <br />Their plan calls for one street out the North onto D and <br />2 streets out the South to LaBore. The NSP easement <br />cannot be built on. The planners are recommending that <br />the city look into using the easement area(NSP easement <br />and possibly a small portion of the adjoining land) as <br />a park. <br />1. <br />
