PLANNING COMMISSION <br />page 2 <br />9 -3 -81 <br />HOLZSCHCH con't: The proposed roads follow property owner lines so that <br />owners do not have to sell part of their land to adjoining <br />owners to be able to develop their land. <br />The county ditch will have to be rerouted along lot lines <br />so that drainage is adequate for the area. <br />Don Carley explained the existing drainage system in the <br />area. The current county ditch runs in from the north and <br />curves to the east. The ditch that comes off Payne Ave. is <br />a private ditch and is not necessary to the drainage of the <br />property. There is a graded swail along the back of the <br />lots on the west side of Payne Ave. which will drain into <br />the county ditch. Mr. Carly stated that a street will cost <br />about $200.00 per running foot (sewer, water, concrete <br />curbs, etc.). Mr. Floyd Holzschuh is opposed to putting <br />Allen Ave. through at all. He is in favor of Mr. Carley's <br />plan. <br />Mr. Doug Peterson lives on vacated part of Allen Ave. to <br />the west of Payne Ave. He is opposed to Allen Ave. being <br />put in across the street from him. He says they have <br />had no problem with Payne Ave. being a long block. He <br />would rather see long streets through the area instead <br />of short cut up streets. <br />Mr. Don Valento and Mr. Jespersen stated that before <br />the Holzschuh plat was approved,theywould like the whole <br />street plan approved for the whole area. Mr. Valento <br />and Mr. Jespersen have agreed tobuy the Holzschuh out lot. <br />They need to know if Allen Ave. will be approved or not. <br />They are both against Allen Ave. coming into the property. <br />Brad stated that the planner cannot recommend not allowing <br />for Allen Ave. coming into the area. The subdivision <br />ordinance states that a block cannot be over ; mile long. <br />Motion to send back to Planner and City Engineer to try <br />to work out a plan which might eliminate Allen Ave. made <br />by LeRoy LeMay. <br />Discussion- Brad stated that he felt that was not necessary. <br />If you eliminate Allen Ave. on the planners plan, you have <br />a plan without Allen Ave. <br />Richard Holzschuh also appeared. <br />Mr. Valento stated that putting Allen Ave. through also <br />creates a drainage problem because the drainage for the <br />whole area runs from LaBore to D. <br />Seconded by Gene DeLonais. <br />Mr. Carley and Mr. Nielsen both felt nothing could be <br />accomplished by sending it back to them. <br />Motion denied. <br />Ayes -3 <br />Nos -4 <br />Ron Flynn appeared (owns Landin property- 15 acres). <br />He is in favor of Brads plan without Allen Ave. <br />Motion to approve the Holzschuh proposal (without Allen <br />Ave. being included on the plan) and including the outlot <br />on the east of the property as proposed made by Sharon Timmons. <br />Seconded by Joe Vitale. <br />Ayes -2 Nos- 5 Motion denied. 7 <br />e �' <br />
