The lot is zoned <br />B -3, General Business. The surrounding land uses and zoning are as follows: <br />North - <br />East - <br />South - <br />West -. <br />Land Use Zone <br />Vacant, then single family home B -3, General Business <br />with firewood sales <br />Vacant <br />7 -11 Convenience Food and <br />vacant land <br />Roseville /Little Canada <br />Boundary <br />R -2,, Medium Density <br />Residential <br />8 -3, General Business . <br />A site plan has been submitted showing the location of the proposed struc- <br />ture and circulation (see Site Plan, attached). Preliminary building plans <br />designating the activity areas have also been submitted, however, the final, <br />floor plans have not yet been completed. <br />ISSUES AND ANALYSIS , <br />• <br />The proposed building meets all setback requirements of the B -3 District <br />(front- 40 feet, side- none, rear- 20 feet)..
