Little Canada Planning Commission,
Mayor and City Council
29 May 1981
Page Two
The general drainage pattern has been indicated on the site plan but there is
no indication of grading. A grading plan will also need to be submitted to
the City Engineer for approval.
RECOMMENDATION
It is recommended that the request for a building permit for the Flameburger
Restaurant be approved if some modifications are made to the site plan, as
follows:
• Increasing driveway width and curve radius as specified in the report
• Elimination of parking spaces to allow adequate circulatory room
• Widen parking spaces next to curb
• Provision of curbing no less than five feet from the lot boundary,
specifically' in the vicinity of the trash disposal area.
• Approval of drainage and grading plans by the City Engineer-,
The applicant will need to apply for a variance to allow a second driveway
with less than the required street frontage. It is recommended that this
variance not be granted unless the driveway is made available to the even-
tual development of the adjacent lot, as discussed in the above report. -,
cc: Joe Chlebeck -
Clayton Parks
Larry Squires
Don Carley,:
Norm Wellsr
