NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: <br />FROM: <br />DATE: <br />Little Canada Mayor and City Council <br />Anne Bronken <br />9 June 1981 <br />RE: DeLancey,Stephen - Recreational Fields Site Review <br />FILE NO: 758.09 - 81.21 <br />BACKGROUND <br />Mr. Delancey is proposing a commercial playfield on a 17.5 acre site located on the <br />east side of Centerville Road and just south of the point at which Centerville Road <br />curves to become County Road D (see Site Location Map, attached). The site is <br />zoned 1 -1, Light Industrial District, in which commercial recreation h a permitted <br />use. The surrounding zones and land uses are as follows: - <br />North <br />East <br />South <br />West <br />Zone <br />1 -1, Light Industrial <br />R -1, Single Family Residential <br />1 -1, Light Industrial <br />R -1, Single Family Residential <br />Use <br />• <br />Agricultural Land . <br />Single Family'Homes <br />Agricultural Lard <br />Single Family Homes' <br />• <br />• <br />As an accessory use, Mr. Delancey is also requesting a 3.2 beer license to allow him to <br />sell beer from the concession stand on the site. - ' <br />Mr. DeLancey submitted this proposal at the June 4, 1981 Planning Commission meeting. <br />The Commission moved to table the proposal until more detailed information was submitted <br />and reviewed by the planner. The Commission also moved to recommend the denial of <br />the 3.2 beer license. - <br />ISSUES AND ANALYSIS <br />The proposed commercial piayfield is to include five softball fields, two ice/hockey <br />rinks, a tot lot and a wood frame concession building with restrooms. The general <br />organization of the site appears to work well.
