Minutes of the regular meeting. <br />PLANNING COMMISSION - CITY OF LITTr,F CANADA <br />February 5, 1981 <br />The regular meeting of the Planning Commission of the City of Little Canada <br />was held on the 5th day of February, 1981 at 515 Little Canada Rd. in said city. <br />Call to order: 7:3Opm <br />Members Present: Mr. Eugene DeLonais <br />Sharon Timmons <br />Thomas Ducharme <br />Myers Frattalone <br />Fred Clasen <br />Jim Steel <br />Joseph Vitale <br />Members Absent: Peter Costa <br />Richard Boss III <br />Also Present: Brad Nielsen - Northwest Associated Consultants, Inc. <br />JANUARY MINUTES <br />The minutes of the January 1981 minutes of the Planning Commission were <br />approved. <br />RICHARD DEMONT LOT VARIANCE <br />Mr. Demont appeared requesting a variance on his lots on the corner of <br />Ruth and Lake St. He is not presently planning to build on the lots, but <br />would like to get the variance so that he can sell the lots as one buildable <br />piece of property. He has been assessed approximately $10,000 on the <br />three lots for improvements along Ruth St. Because it is technically <br />a corner lot (even though Lake St. is not developed) he needs 11,000 sq. ft. <br />to build and the lots have a total of 10,109 sq. ft. <br />Brad Nielsen stated that the planners have recommended granting the variance. <br />He also said that the City Council would like imput from the Planning Commission <br />in regard to the future plans of Lake St. If Lake St. is vacated, it would <br />leave many of the small lots along the.Lake St. right -of -way unbuildable <br />because they would be land - locked. He further stated that he is not sure if <br />the City can legally leave parcels of land land - locked. He will talk with <br />the City Attorne in regard to this question. <br />Mr. Waite was present. He owns the three lots which abut Mr. Demonts lots. <br />Mr. Waite would like the parcels he owns combined with the parcels Mr. Demont <br />owns, and then separate the total package into two buildable lots. Mr. Demont <br />stated that he and Mr. Waite had not arrived at a satisfactory agreement which <br />would allow the lots to be combined in this manner. <br />Dennis Forsberg and Raymond Hanson were present and Dennis Forsberg asked <br />the Planner if this variance request qualified as a hardship. Brad Nielsen <br />stated that because of the $10,000 assessment, and because it is unbuildable <br />as a corner lot with it's present sg. footage, that perhaps economically, <br />it would qualify as a hardship. <br />0 <br />
