Foods - Proposed Meat Department Addition <br />FILE NO: 758.09 (81.08) <br />BACKGROUND <br />Mr. Merrill Sundholm has submitted plans for a new addition to the C.U.B. Foods store <br />located on Minnesota Avenue, east of Rice Street. The new addition is proposed for the <br />north side of the existing building and will be used for expanding the meat processing <br />and preparation department (see Exhibit A, attached). The proposed addition is to be of <br />concrete block construction, one story in height, measuring 14' -8" by 56' -0 ", and <br />containing approximately 821 square feet of gross floor area (see Exhibit B, attached). <br />ISSUES AND ANALYSIS <br />1. Building Requirements. The proposed addition is well within the setback require- <br />ments of the Zoning Ordinance. While 20 feet is required for a rear yard, the <br />proposed addition will be approximately 43 feet from the rear property line. <br />2. Parking Requirements. As mentioned in our previous staff report, dated 9 February <br />1981, existing parking on the site amounts to 189 spaces. The store as it currently <br />exists requires 168 spaces (including the recent bakery and office additions). Since <br />the proposed addition does not constitute sales area, the parking requirement is one <br />space per 500 square feet. Consequently, two additional spaces are required for the <br />821 square feet of area, bringing the number of required spaces to 170. As such, <br />existing parking still exceeds required parking by 19 spaces. It should be noted that <br />the 189 existing spaces do not include additional leased parking to the east of the site <br />nor the newly blacktopped area to the northeast. <br />38 <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925 -9420 <br />
