NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission, <br />Mayor and City Council <br />FROM: Brad Nielsen <br />DATE: 25 March 1981 <br />RE: Yorkton Industrial Park - Tracts E, F, G and H <br />FILE NO: 758.09 (81.09) <br />BACKGROUND <br />Mr. O. Larry Lee of Yorkton Ltd., Inc. has submitted plans for subdivision of four <br />parcels of lard and construction of three office /warehouse buildings to be located <br />in the area known as the Yorkton Industrial Park (see Exhibit A, attached). Current <br />use and existing zoning of surrounding property are also illustrated on Exhibit A. <br />All three proposed buildings are identical to each other and to structures in various <br />stages of construction located on Tracts A, B, C, and D. According to the plans <br />submitted by the developer, each building is approximately 26,658 square feet in area, <br />with 23,266 square feet devoted to warehouse and 3,392 square feet devoted to office. <br />ISSUES AND ANALYSIS <br />Based upon review of the proposed subdivision and site plans and conversations with <br />the developer, the following issues are raised: <br />A. Proposed Subdivision (see Exhibit B, attached) <br />1. Tract H has been shown as a separate parcel. The developer has indicated <br />that he hopes to sell the property to Buck Blacktop Company located to the <br />north. Unless this property is simultaneously legally combined to the Buck <br />property, the lot does not conform to either the Zoning or Subdivision <br />Ordinance provisions which require that all new lots have the minimum <br />required frontage on a public street (Subd. Ord. - Sect. 1006.020 (e); <br />Zoning Ord. - Sect. 914.050 B.).
