However, now may be an appropriate <br />time to look at landscaping and screening for the entire development. <br />RECOMMENDATION <br />Based upon the preceding analysis, it is recommended that the City approve the sub- <br />division request contingent upon the following: <br />Tract H should be left as part of Tract G and the 35 foot strip of property <br />(mentioned in A.2. of this report) should be left as parts of Tract E and F. <br />If these are allowed to be split off separately, the developer should demonstrate <br />that they will be legally combined with adjoining property. <br />2. Yorkton Industrial Boulevard should be dedicated from Yorkton Industrial Court <br />southward. <br />3. A temporary cul -de -sac should be required at the southern end of Yorkton <br />Industrial Boulevard.. <br />4. Drainage and utility easements should be placed along all property lines. <br />5. The question regarding a ponding area easement should be resolved. <br />6. Grading, drainage and utilities should be approved by the City Engineer_ <br />Insofar as the site plan is concerned, it is recommended that the location of buildings, <br />parking, driveways, etc. should be approved. The conditional use permit for joint <br />use of driveways and loading areas is also recommended contingent upon approval by <br />the City Attorney of a joint use and maintenance agreement to be recorded against the <br />titles of affected property. <br />Approval of the landscape plan cannot be recommended at this time. A plan in con- <br />formance with the Zoning Ordinance and including the required bid should be required <br />prior to issuance of building permits. Once the plan is approved, a performance bond <br />should be provided by the developer to cover the cost of all proposed landscaping. <br />9 <br />
