If there were <br />a proposal for amulti-family housing complex over three stories in heighC, <br />the developer could request PUD zoning. <br />The R-4 District was reviewed next with the acknowledgement that there <br />is only a very small piece of R-4 zoned property in the City. <br />The Residential-Business (R-B) District was reviewed. It was suggested <br />that Funeral Homes be allowed to conduct embalming services, but not <br />cremation services. There was some discussion abouC the City's ability to <br />limit non-profit organizations from taking property off the Cax rolls. The <br />Planner indicated that the City had no ability to prevent this from a zoning <br />standpoint. <br />It was noted Chat there is no longer any property in the City zoned B-I; <br />therefore, this districC will be eliminated from the Zoning Code. <br />The nexC district reviewed was the Auto-Oriented Business District (B-2). <br />Allan noted that adult-uses principal are a permitCed use in this district. <br />The Planner replied that this is one of the City's zoning dishicts that <br />permits adult-uses principal. He noted thaC he will be reviewing the City's <br />ordinance to ensure that there is adequaCe "opportunity area" as required <br />by law. He also noted some recent State Law changes which may impact <br />the City's adult use ordinance, and noted that he will be reviewing this <br />impact over the next few months. <br />The Planner asked about outdoor storage in the B-2 District. It was the <br />consensus of those present that only a minimal amounC of outdoor storage <br />should be allowed by CUP, and it should be screened. Outdoor storage <br />will be eliminated as a principal use and retained as an accessory use only. <br />The Planner noted that he will be eliminating parking of semi trucks as an <br />accessory use in the B-2 District. The Planner also suggested that outdoor <br />service be eliminated fiom 911.040.E as well as limit outdoor sale and <br />rental as an accessory use only. <br />There was some discussion about convenience/fast food restaurants in the <br />B-2 and B-3 Districts. This Planner will no additional analysis of Chis <br />issue. <br />Next reviewed were the B-3 and B-4 Districts, with the notation thaC given <br />the changes made to the various business districts, the viability of the B-4 <br />District will be reviewed more closely. <br />
