NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Mayor and City Council <br />FROM: Brad Nielsen <br />DATE: 9 February 1981 <br />RE: Waite, Rockne - Ruth Street Development <br />FILE NO: 758.09 (80.27) <br />Mr. Waite has requested permission to develop his property on Ruth Street to build three <br />fourplexes and two duplexes (see NAC staff report dated 6 January 1981 for further <br />background). Both the City Council and Planning Commission have viewed the develop- <br />ment favorably due to the reduced density of the proposed development from the potential <br />density for which the property is currently zoned. <br />At the 14 January 1981 City Council meeting, the Council decided, and the applicant <br />agreed, that the property should be developed as a planned unit development. As a result <br />a public hearing will be held on 11 February 1981 to consider the project as a residential <br />P.U.D. This will involve rezoning the property in question to R -2 and granting a conditional <br />use permit for the proposed uses. It should be noted that only Concept Stage approval is <br />being given at this time. Prior to subsequent approval, individual site plans must be sub- <br />mitted and approved by the City. <br />It is recommended that Concept Stage approval be granted for the following portions of <br />Block 13, North Heights Addition: <br />Lots 20 -24 - 1 fourplex <br />Lots 16 -19 - 1 fourplex <br />Lots 12 -15 - 1 fourplex <br />Lot 11 and approximately the south 62.5 feet of <br />Lots 5 -10 - 1 duplex <br />Approximately the north 57 feet of Lots 5 -10 <br />and the south 30 feet of vacated Lake Street* - 1 duplex <br />*Vacation of Lake Street between Ruth Street and Jackson Street is recommended as part <br />of the P.U.D. <br />0 <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925 -9420 <br />
