The City Engineer spoke with a contractor that worked <br />on a soil correction project in Arden Hills. The contractor told the Engineer to assume a <br />soil correction cost of $800,000+ for a 15,000 square foot building. Based on this <br />estimate, staff does not believe the project is feasible and a new site will need to be <br />selected. <br />The following sites all have the potential to be alternate sites for the new public works <br />facility. They are listed with some of the pros and cons and are not necessarily ranked in <br />order. There are going to be many more issues, such as storm water ponding, as a site is <br />researched further. The Ramsey County Parcel Report is included for each parcel listed. <br />1. Precision Tree Property — 50 South Owasso 13Ivd. <br />2.66 acres <br />2013 Ramsey County EMV: $574,800 <br />The owners of Precision Tree inquired about the city's interest in the site where their <br />current maintenance facility is located. It is 2.66 acres and currently houses a 5,000 <br />square -foot building that was built in 2001. We would need to add at least 7,500 — <br />10,000 square feet to the building size but there is plenty of room to do so. Drive through <br />bays may not be possible. The site is in a good location for our use and has good access. <br />The soils on the property appear to be decent, and some corrections were made by <br />Precision when they built the building. The lot size should allow plenty of room for <br />storage and a salt shed. Some of the possible negative factors include screening, the <br />impact on the residential neighborhood to the southeast that sits at a higher elevation, <br />1 <br />
