NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission, <br />Mayor and City Council <br />FROM: Brad Nielsen <br />DATE: 1 December 1982 <br />RE: Rabcevich, Dr. Anotole - Conditional Use Permit for <br />Garage Over 1,000 Square Feet in Area <br />FILE NO: 758.09 (82.33) <br />BACKGROUND <br />Dr. Rabcevich, 620 Keller Parkway, (see Site Location Map, attached) has <br />requested a Conditional Use Permit (C.U.P.) for an addition to his existing <br />garage which brings the garage over 1,000 square feet in area. <br />According to Dr. Rabcevich's application, the existing garage contains 674 <br />square feet of area and the addition 435 square feet - a total of 1,109 <br />square feet. Section 903.020 D.4. of the Little Canada Zoning Ordinance <br />requires a C.U.P. for accessory buildings larger than 1,000 square feet in <br />area. <br />The addition was built prior to the applicant obtaining a building permit. <br />Consequently, a double building permit fee will be charged. According to the <br />applicant, he built the addition over an existing concrete slab which was used <br />by the previous owner to park a recreational vehicle. Dr. Rabcevich plans to <br />use the garage addition to store his own recreational vehicle. <br />ISSUES AND ANALYSIS <br />Although the applicant's site plan (Exhibit B) is somewhat sketchy, we have <br />been able to determine from it and aerial photos of the property that the <br />existing house and garage and the garage addition conform to the setback re- <br />quirements provided in the Zoning Ordinance. <br />The applicant's property is relatively large (1.23 acres) compared to Little <br />Canada's zoning standards. As a result, the lot is considered well suited to <br />accommodate the somewhat oversized garage.
